START HERE
Arrival & Entry
- Enter the community only from Route 309. The Honey Hole Road / Silverleaf back entrance is not accessible to guests.
- Parking is limited to a maximum of 6 vehicles.
- The main entrance uses a smart keypad. Your individual door code is provided privately before arrival.
- Once inside, the button on the interior side of the smart lock can disable auto-lock for the rest of the day if you prefer not to re-enter the code each time.
For security, door codes and other access credentials are never published on this page.
02
CONNECTED
Wi-Fi & TVs
- The Wi-Fi network name and password are provided privately in your arrival information and are also available inside the home.
- All TVs are smart TVs connected to the house Wi-Fi.
- Major streaming apps should already be available; sign in with your own accounts as needed and remember to sign out before departure.
03
COMFORT
Heating & Air Conditioning
The home has several heat sources, so a small adjustment in one area can affect the temperature elsewhere.
- The main thermostat is on the kitchen wall and controls the central heat and air conditioning.
- Do not leave windows or exterior doors open while the heat or air conditioning is running.
- The great-room propane fireplace has its own wall thermostat to the right of the fireplace. Turn that thermostat off when you do not want the fireplace running and before checkout.
- If the fireplace pilot is out, printed relighting instructions are located at the hearth. If you are uncomfortable relighting it, contact us rather than forcing the controls.
- The lower-level king suite has a separate propane stove controlled by the thermostat near the sliding doors. It produces substantial heat, so adjust gradually.
- The main game room has an electric fireplace with controls along its upper edge.
- The garage game room has a baseboard heater controlled directly on the unit.
Cold-weather checkout: main thermostat 60°F, lower-level bedroom stove 55°F, garage-game-room baseboard heater off. In warm weather, no special A/C checkout adjustment is required.
04
LAKE-VIEW SOAK
Hot Tub
The hot tub is available year-round and sits under the covered lower deck facing the lake.
- Open the cover from the lake side, folding it toward the house over the cover-assist bar. Use the assist bar to fold the cover fully back.
- For use, set the temperature to about 100°F and allow time for the water to warm. Jets and lights are available from the control panel.
- Always replace the cover fully when the tub is not in use so the water does not rapidly lose heat.
- Maximum occupancy is 5 people. Exceeding that limit can spill enough water to expose pumps and filters and damage the tub.
- Shower with soap before entering—especially after swimming in the lake—to remove body oils and contaminants.
- No glass, food, or drinks are permitted in or around the hot tub. No diving or horseplay.
- Children under 8 may not use the hot tub. Children 8 and older must be continuously supervised by a competent adult.
- Do not use the hot tub while intoxicated or when a medical condition makes hot-tub use unsafe. Keep electrical devices at least 15 feet away.
- A maximum soak of about 20 minutes at a time is recommended.
- Report any malfunction or excessive water loss immediately and discontinue use until the issue is resolved.
Before checkout, set the hot tub to 90°F and replace the cover completely.
05
ON THE WATER
Lake, Beach & Watercraft
- Children near the lake must be supervised by an adult at all times.
- Do not jump from the private dock—the water is extremely shallow near shore.
- Swimming is permitted, but lake depth varies. Use caution and stop all water activities during electrical storms or other hazardous conditions.
- Guests age 16 and older need a valid Pennsylvania fishing license to fish. The lake is catch-and-release.
- Personal watercraft may not be brought onto the lake; community registration and permitting rules apply to all boats.
- Every occupant of a watercraft must have an appropriately sized U.S. Coast Guard-approved life jacket or flotation device.
- Minimum age to operate watercraft is 16 unless accompanied by an adult.
- Watercraft use is limited to daylight hours. Secure unattended watercraft near shore when not in use.
- Keep clear of private docks, marked swimming areas, islands, shorelines, and other restricted areas as required by community rules.
- Turtle Cove is a beautiful natural area at the northwest end of the lake and is accessible only by canoe or kayak. It is farther away than it appears, so pace yourself.
Community lake-rule violations can result in fines. Please treat the lake, wildlife, shoreline, and neighboring properties with care.
06
SEASONAL
Pontoon Boat
The electric pontoon is a separate seasonal rental and requires its own agreement and waiver before use.
- The designated driver must be at least 25 and may not operate the boat under the influence of alcohol or drugs.
- All occupants must wear appropriately fitting life jackets.
- Before departure, disconnect the dock tethers and confirm the batteries are charged.
- The motor is electric. Keep it plugged in when not in use and begin returning to the house before the battery indicator reaches 30%.
- The lake is very shallow near the dock, shorelines, and islands. Keep the rotor only barely submerged until you are well away from shore, and raise it again before returning.
- Avoid all marked rocks/boulders and stay well clear of the spillway and dam.
- Keep at least 150 feet from shorelines while operating the pontoon and at least 100 feet from the islands.
- Do not take the pontoon into Turtle Cove. It is too shallow and entry will result in grounding and likely motor damage.
- Clubhouse boat slips are private and may not be used.
- The pontoon may be used only from dawn to dusk.
- When you return, secure the boat to the dock with the tethers and reconnect the charger.
07
OUTDOORS
Fire Pit & Grills
- Fire-pit fires must be attended at all times and fully extinguished when finished.
- Do not use the fire pit during drought, high winds, or other unsafe conditions. Never burn trash.
- Closely supervise children around the fire pit. Firewood left at the property is available for guest use; please use a reasonable amount.
- Propane grills and grilling tools are provided. If a propane tank unexpectedly runs out, contact us; a nearby Dollar General on Route 309 can exchange tanks.
- The grill igniters can be unreliable, so provided grill lighters may be easier to use.
- Take particular care with grease, hot ash, and grill equipment on the composite decks—the decking can melt from heat or ash.
- Smoking is prohibited inside the house and on both levels of the deck.
08
STAY-IN DAYS
Game Rooms & House Details
- The lodge-style game room includes pool and foosball; the heated garage game room includes ping-pong.
- Pool-table use is for adults and guests age 12+; younger guests must be closely supervised.
- No food or drinks on the pool table, and please do not sit or stand on it.
- Use only pool cues with intact tips; damaged tips can tear or mark the table felt.
- Several wall switches are intentionally covered so that lighting continues to work from the preferred control location. Please do not operate covered switches.
