HOUSE RULES & POLICIES

Clear expectations. Quiet lake community.

The home is designed for mature family groups and respectful getaways — not parties or large events.

Who can book?
The guest making the reservation must be at least 28 years old and must be present for the entire stay. Registered guests and families only; parties, events and large gatherings are not permitted.
What are the minimum-stay requirements?
The normal minimum is 2 nights, with 3-night minimums for holiday periods. Mid-June through August is generally 7 nights, Saturday to Saturday.
What are the quiet hours?
Community quiet hours begin at 9 PM. Outdoor areas, the decks and fire pit remain available, but guests must keep noise low and respect full-time neighbors.
Are dogs allowed?
Up to 2 disclosed, house-trained dogs are welcome, subject to the property's pet rules. Pets must be leashed outside, cleaned up after promptly and may not be left unattended.
What agreements are required for the lake and boats?
A rental agreement/waiver is required for lake and included watercraft use. The pontoon requires a separate agreement/waiver and additional payment. Personal watercraft may not be brought onto the lake.
Smoking, parking and safety
Smoking and vaping are prohibited inside the home and on both deck levels. Off-street driveway parking is available for up to 6 vehicles. Children must be supervised around the lake, beach, dock, boats, fire pit and hot tub.
FAQ

The questions families ask before booking.

Is the beach actually private and at the house?
Yes. Ember & Oar has its own sandy lakefront area immediately on the property, along with a private dock and lakeside fire pit.
Are kayaks, canoes and paddleboards included?
Yes, weather and season permitting. A selection of kayaks, canoes and paddleboards is provided for guest use, along with life jackets. A lake-use agreement/waiver is required.
How does the pontoon boat work?
The electric pontoon is typically available May through October for an additional fee. A separate agreement/waiver is required. Pricing varies by stay and season, so it is not posted publicly.
Do we need to bring linens and towels?
No. Bed linens and bath towels are provided, along with shampoo, conditioner and body wash — an important convenience for families traveling with a larger group.
What happens if the weather is bad?
There are two game rooms, smart TVs, board games, a covered lower deck and year-round hot tub. Community amenities also include an indoor pool, fitness center, basketball/racquetball courts and arcade.
Can we swim in the lake?
Swimming is permitted, subject to lake and safety rules. The private sandy beach provides direct water access, but the lake is shallow in places and children must be supervised at all times.
